To make such a decision and embark on the journey of building a new home is a very exciting time in anyone’s life. However, being caught up in the excitement; it is easy to overlook the intricacies involved in working with a builder.

There are two types of new homes that can be purchased through a builder. A "build-job" which refers to building from the ground up and the other is "inventory" or "in-stock" homes. These are homes, which the builder has already built, and are usually available for immediate possession. Some are complete and some are nearly complete. Often those nearly complete still offer the potential buyer the choice on selected items, such as carpet, paint color, wallpaper, etc.  Incentives and/or special pricing are seldom offered on build jobs but are often available on inventory homes.

Obtaining representation in building a new home or purchasing an inventory home is just as important, as it is in purchasing an existing home.  You want someone, working along side of you, looking out for your best interest.

There are a multitude of builders in the North Texas area.  Large firms who build throughout the nation and local custom builders, who are both accustomed to working with Realtors®.  They understand how overwhelming the process can be, and that most people want the advice and guidance of someone they trust.

We work with many builders throughout the North Texas area and have access to special pricing information and homes that may not be advertised online or in local real estate publications.  Let us assist you in locating those un-advertised properties and in negotiating the best possible price. 

If you are considering buying an inventory home or building your dream home from the ground up, then allow us to assist you and to represent your best interest.

Why, if you are considering buying a new home or building one, would you want to have a Realtor® representing you?  Why not just go in and sit down with the builder?

  1. First and foremost, it doesn’t cost you a dime to receive the same level of representation as would a person selling their home. The builder (being the seller) is who compensates the Realtor® representing you.
  2. Without a doubt, homebuilders want to sell you a home. But in most cases, anything not asked for, or anything they don’t have to give up…they won’t.
  3. When we represent you, we are working in your best interest, not the builders. If there are incentives or price reductions available, then we will make sure you get them.
  4. You will not get a better price by not having a Realtor® represent you. Builders anticipate a percentage of their sales will be paid to agents representing buyers. They take this fact into consideration when establishing the base price of their homes. No adjustment is made when a Realtor® is not involved. That money is saved to offset the commissions paid on other homes.
  5. We work with all the builders in our market area and often have advance knowledge of price cuts and/or incentives. Published and unpublished.
  6. Our work doesn’t end when you sign a contract. We will be there to provide support and advice, from start to finish.
  7. Why would you not want to have a licensed and experienced professional working (for free) in your best interest, when making one of the largest investments in your life?

A Very Important Fact About Working With Homebuilders.

You are anxious to go see a specific community and tour the model homes but your agent has a prior commitment.

The very best thing to do at this point is to tell your agent in advance and let him/her know what community you plan to visit.  Going to look, without your agent, is fine but you don’t want to give your names or engage in any conversation with the builder or their representative.  It is always best to keep your thoughts and questions to yourself and let your Realtor® contact the homebuilder first.  The builder will be made aware that you are being represented and with the formalities out of the way, your questions will get answered and everyone is free to explore the possibilities.

Once you have engaged in conversation, with the builder, about a specific home, its price or what incentives might exist, the builder will no longer recognize or work with your agent when you are ready to move forward with your purchase. The benefit of being represented is lost.  And at what cost to you?
